When do you arrange for the property to be inspected?
It is advisable to contact an inspector before submitting an offer to purchase (OTP). If the sellers insist on a signed OTP before agreeing to a property inspection, ensure the OTP includes an inspection clause that makes the purchase commitment conditional to the outcomes of a professional property assessment. We propose consulting an attorney to draft such a clause.
How long does a residential property inspection take?
A (comprehensive) property inspection for a standard 3-bedroom house averages a couple of hours. Delivery of the report (listing the assessment outcomes) to the client is often within a day or two.
What does a residential property inspection cost?
The inspection fee for a property varies depending upon the size and age of the property. The average cost for a comprehensive inspection on most residential properties ranges from R 3000.00 to R 8000.00.
Do I have to be present for the property inspection?
No, as all information related to the assessment outcomes is in the report. If necessary, the inspector can also provide a summary/high-level view immediately following the inspection. However, I would encourage it as it gives a first-hand experience of the different aspects of the properties condition. It also makes it easier for the client to understand issues of concern.
What if the findings reveal defects?
Defects are commonplace as no property is perfect. However, the severity and number of problems are where the concern should be. A property with issues doesn’t necessarily mean you shouldn’t buy it, only that you know in advance what to expect.
Can I negotiate price or repairs for defects found?
If there are significant issues, most sellers may be flexible with the purchase price or offer to repair the defects. However, some sellers would rather forgo the sale than agree to either. This approach is especially true if there are other interested buyers. A key advantage for buyers who encounter this situation after having the property inspected is not to feel pressured and too comfortable move on themselves. By understanding the urgent and non-urgent repairs and the estimated repairs costs, buyers feel empowered, making informed and non-emotive decisions.
Is it possible to pass or fail a property inspection?
The Property Inspector does not inspect to pass or fail a property but rather to assess its physical condition and to communicate areas of concern.
How do I choose the right inspetor?
Do not choose on price. Choosing an inspector based solely on a lesser inspection fee could prove costly. The saying of CHEAP QUALITY is rarely good, and GOOD QUALITY is rarely cheap is certainly relevant when choosing an inspector. Employ an inspector who is qualified, well trained and mentored and has an excellent track record with great references.
